Property Inspection & Construction Consultation Services

Professional construction advice before you buy, renovate or commit to major building works

Buying a property or undertaking a major renovation can involve significant financial risk. Problems that are not properly understood at the outset can quickly turn into substantial additional costs once work begins.

Charles Henderson Construction provides independent, practical construction consultations and property inspections for homeowners, prospective purchasers, landlords and property investors who want an experienced builder's assessment before making important decisions.

With over 40 years of practical experience within the construction and property industry, we can help clients understand the condition of a property, the potential implications of proposed works and the practical options available to them.

PROPERTY PURCHASE INSPECTIONS

If you are purchasing a property and a surveyor, mortgage valuer or other professional has identified an area requiring further investigation by an experienced builder, we can attend the property and provide a practical construction assessment.

This service can be particularly useful where concerns have been raised regarding:

  • Cracking to walls or ceilings
  • Damp or water penetration
  • Roof defects
  • Floors showing signs of movement or deterioration
  • Previous alterations or extensions
  • Poor-quality building work
  • Drainage or water-related problems
  • Defective brickwork or external walls
  • Potential structural concerns
  • General deterioration requiring substantial remedial work

Our role is to help you understand what may be involved from a building and construction perspective before you proceed with the purchase.

Where an issue requires specialist investigation or structural calculations, we will advise you accordingly and recommend that the appropriate qualified professional, such as a structural engineer, is appointed.

PRE-PURCHASE RENOVATION CONSULTATIONS

Sometimes the property itself is not the problem. The question is whether the plans you have for it are practical.

If you are considering buying a property that requires refurbishment, extension, loft conversion or substantial alteration, we can inspect the property and discuss the proposed works with you before you commit.

This can include practical advice regarding:

  • Extensions and loft conversions
  • Internal alterations and reconfiguration
  • Full property refurbishment
  • Kitchens and bathrooms
  • Roofing and external works
  • Insulation and energy-efficiency improvements
  • Building services and upgrading older properties
  • Likely construction complexity
  • Potential hidden or unforeseen works
  • Appropriate sequence of construction
  • Areas requiring further specialist investigation
  • Practical alternatives that may improve the proposed project

The objective is simple: to help you understand what you may be taking on before you buy.

RENOVATION & HOME IMPROVEMENT CONSULTATIONS

We also provide consultations for existing property owners who are considering substantial building or renovation works but are unsure where to start.

You may already have an architect or drawings, or you may simply have an idea of what you want to achieve.

We can review the property with you and provide practical advice on how the project could be approached, including buildability, construction methods, sequencing and areas where additional professional input may be required.

This can be particularly valuable before spending substantial sums on drawings, specifications or construction works.

EXPERIENCED, PRACTICAL ADVICE

There is a considerable difference between looking at a property on paper and understanding how building work is actually carried out.

Our consultations are based on decades of practical construction experience dealing with extensions, loft conversions, refurbishment, structural alterations, roofing, kitchens, bathrooms and general residential building works throughout London.

The purpose of the service is not to sell unnecessary building work.

It is to give you a clearer understanding of the property, the proposed works and the potential construction issues so that you can make a better-informed decision.

CONSULTATION & INSPECTION FEES

Property inspections and construction consultations are professional services and are therefore chargeable.

Fees are agreed in advance and will depend upon the property, location, scope of the inspection and the level of advice required.

Where a written assessment, further investigation or additional consultation is required, this can be discussed and agreed separately.

IMPORTANT

Our property inspection and consultation service provides practical advice from an experienced building contractor.

It is not a RICS Home Survey, structural engineer's report, building control inspection, valuation or other regulated professional survey.

Where we identify matters that require specialist assessment, we will advise you to obtain the appropriate professional advice before proceeding.
